Maintenance Program

  The following is a list of the services performed during a mainenance inspection. This can be done on a monthly, bi-monthly or quarterly basis.

Air Conditioning

• Replace filters
• Check refrigerant
• Clean drain lines and roof debris
• Lube and check bearings
• Oil and check motors for proper operation
• Check overall A/C operation
• Check and adjust belts and blowers
• Clean return air grills

Refrigeration

• Blow out all condenser coils
• Check evaporator coils
• Check temperatures in all equipment
• Inspect all gaskets for wear
• Tighten all door hinges and latches
• Check for proper refrigerant charge
• Oil motors where necessary
• Check electrical connections
• Check time clock settings and adjust defrost cycle

Exhaust

• Lube bearings
• Check and adjust belts and pulleys
• Check motor operation
